Below, you will find a copy of a Proficient Inspections, LLC. sample report to help you better understand the depth of a home inspection report and the importance of it, when purchasing or representing a home.

 

 

 

 

The heating system requires service. This should be a regular maintenance item to assure safe,  reliable heat. The service is required prior to running the heating system. Positive Attributes

The construction of the condo is good quality. The materials and workmanship, where visible, are good. 

General Comments

No major defects were observed in the accessible structural components of the house.  No repair to structural components is necessary at this time.  As is typical of condos of this age, the building exhibits many unusual conditions. Many structural repairs and improvements are either needed or desirable. In practice, however, many condos of this type are improved only on an as needed basis. Many less than ideal conditions are simply tolerated. Old timbers, for example, may exhibit evidence of rot and prior insect damage. These timbers could be replaced. Many landlords undertake these costly repairs only if the timber fails or is substantially weakened. In this report repairs will be recommended only where in the inspector's opinion they are critical.

Floors

·         Monitor:  Minor unevenness was observed in the floor structure. This condition is common. It may be the result of the materials, framing design, installation methods and aging of the building. There was not evidence of need for immediate, costly repair.

·         Structural components concealed behind finished surfaces could not be inspected.

·         Only a representative sampling of visible structural components were inspected.

·         Engineering or architectural services such as calculation of structural capacities, adequacy, or integrity are not part of a condo inspection.

Positive Attributes

The size of the electrical service is sufficient for typical single family needs.  The electrical panel is well arranged and all fuses/breakers are properly sized.  All outlets and light fixtures that were tested operated satisfactorily.  The distribution of electricity within the condo is good.  All 3-prong outlets that were tested were appropriately grounded.  All visible wiring within the home is copper. This is a good quality electrical conductor. 

General Comments

Inspection of the electrical system revealed the need for typical, minor repairs. Although these are not costly to repair, they should be a high priority for safety reasons. Unsafe electrical conditions represent a shock hazard. A licensed electrician should be consulted to undertake the repairs recommended below.

·         Important Safety Notice: All electrical repairs listed in this report should be considered as important safety items as they present risk of fire or shock. These items should receive high priority for action.

 

·         Repair: The installation of a ground fault circuit interrupter (GFCI) is recommended in the bathroom and kitchen outlets.   A GFCI offers increased protection from shock or electrocution. Discretionary Improvements

·         Screening, shutters, awnings, or similar seasonal accessories, fences, recreational facilities, outbuildings, seawalls, break-walls, docks, erosion control and earth stabilization measures are not inspected unless specifically agreed-upon and documented in this report.

·         The inspection does not include remote control devices, alarm systems and components, low voltage wiring, systems, and components, ancillary wiring, systems, and other components which are not part of the primary electrical power distribution system.

·         The interior of flues or chimneys which are not readily accessible are not inspected.

·         The furnace heat exchanger, humidifier, or dehumidifier, and electronic air filters are not inspected.

·         Solar space heating equipment/systems are not inspected.

·         The heating system was shut off and could not be operated at the time of the inspection.

·         To avoid unnecessary stress on the system, the heating system was not tested because the air conditioning system was operating.
